It was developed by Mercy Housing California as part of a larger development which includes an adjacent multifamily building. Most of the units are reserved for extremely low income seniors.")
.jpg "The building is at the corner of busy 9th Street and narrow Jessie Street. Both streets are one-way towards the curved corner element, so it is best seen on foot; fortunately, pedestrian oriented Market Street is half a block away.")
.jpg "The exterior skin is GFRC and the glazing systems, by EFCO, are a mix of punched windows and curtainwall.. This is a HUD-202 project with an expected life of 99 years, so high quality, durable materials were paramount.")

.jpg "The west elevation faces the adjacent Family Building. A terrace above the garage is linked via a ramp to that of the Family Building. Translucent glass screens provide acoustic and visual privacy as well as wind protection.")

.jpg "Upon entering the building, the first thing you see is the public artwork (by Ball-Nogues Studio in Los Angeles) hanging in the double height entry volume. The work is a colorful series of catenaries of linked hands. I was fortunate to participate on the art selection committee, and coordinated the installation with the artists.")
.jpg "The reception area is clean and uncluttered and provides essential services for the residents. Porcelain paver tile flooring is attractive and durable.")
.jpg "The niche will contain an exhibit dedicated to the late Edith Witt, a tireless advocate for affordable housing. The mail area is centrally located but away from primary circulation paths.")
.jpg "Like the rest of the building, the lobby is furnished attractively and with a contemporary flair. A large window allows views to and from the adjacent manager's office.")
.jpg "A small ground floor courtyard provides a quiet refuge for residents and employees. Bamboo creates a living screen to adjacent properties.")
.jpg "A small fountain creates an acoustic and visual focal point for the courtyard. Vines will quickly climb up the green screen. Integrally colored concrete slabs and landscape walls contribute to a consistently warm feeling.")
.jpg "A health clinic with two examination rooms occupies approximately 500 square feet on the ground floor. The door to the exterior is a relic of this space's original assignment as a library, and was retained for flexibility. Shades will be added, of course.")
.jpg "Among the many back-of-house functions on the ground floor is a trash room with separate garbage and recycling chutes. The design of these spaces was often challenging, due to limiited space and changing utility requirements.")

.jpg "Nearly all units feature outstanding views of the City. This one looks towards the Family building and beyond. Windows are substantial, yet easy to operate for seniors.")
.jpg "Bay windows provide welcome added space and unique character to the units. Z ducts are shared between living and sleeping rooms wherever possible.")

.jpg "Unit kitchens are of very high quality for affordable housing, with drop-in ranges, true ducted range hoods, solid surface countertops and solid maple cabinet faces.")
.jpg "All kitchens have full height pantries. An open transom above the living room side cabinets provide borrowed light and assist with LEED daylighting criteria.")
.jpg "All unit baths are provided with grab bars, not just the usual 5%. Additionally, all towel bars are in fact grab bars with wall backing, in recognition that seniors often use them for balance.")
.jpg "Fully 30 of the units are outfitted with roll-in showers, which are prized by wheelchair-bound seniors. These were a late construction-phase add to the project, which required dedicated effort from all participants.")
.jpg "Behind the curved exterior corner glazing are a stacked series of spaces for resident use. Many are programmed as lounges, or \"shared living rooms\", providing a welcome option to the small unit interiors.")
.jpg "The lounges are furnished tastefully yet creatively. Views, particularly from the upper floor lounges, are spectactular.")
.jpg "One lounge has been programmed as a dance studio, with full height mirrors, barres, a relocated (to the floor) heater, and faux wood flooring. The mirrors really expand the sensation of space.")

.jpg "Two laundry rooms are located in the corner. These have to be two of the nicest laundry rooms in the affordable housing sector.")
.jpg "A combination folding table / seating area provides comfort and utility. Solid wood edges will extend the life of the otherwise plastic laminate furniture.")
.jpg "Particularly from the upper floors, the lounges provide a \"head in the clouds\" feeling which is all too rare in affordable housing.")
.jpg "The extremely crowded roof required some creative ductwork in places.")
.jpg "The emergency generator was located on the roof, which required a sophisticated diesel pump system. Hot water boilers are also here, in the room to the left. All this necessitated substantial slab thickening.")
.jpg "The Edith Witt Senior Community project was truly a ray of light in my career, with a wonderful developer, a capable design team, and a skilled general contractor. The result is a building that will provide a safe and comfortable home for many deserving seniors, and contribute to the betterment of a challenging neighborhood.")
.jpg "The Mt. View Administration Building and Learning Center combines office and educational functions for a Martinez water treatment plant. I was the primary designer, working with principal Frants Albert.")
.jpg "The Mt. View plant itself is dwarfed by the adjacent Shell and Tosco oil refineries. Remarkably, however, across the 680 freeway on the other side is a huge wetland which attracts many species of migratory birds.")
.jpg "The context is dominated by cylindrical forms, whether part of the treatment plant (foreground) or the refineries. Mt. View is a leader in the use of sustainable processes to treat wastewater and as a result are allowed to discharge their effluent directly into the wetlands.")

The developer was the Contra Costa Housing Authority. Construction cost was approximately $30 million.")

DeAnza Gardens was a challenging and ultimately successful project which provides quality housing for over 500 low-income residents of Contra Costa County.")

I was project manager with KodamaDiseno Architects. 16 simple rectilinear buildings occupy an 8 acre site. The units are reserved for low- and extremely low-income residents. The project blends well with the adjacent small-lot single-family houses and condominiums. The lots on the perimeter of the site are reserved for \"sweat equity\" owner-built single-family houses. Also, another lot can be seen at lower left which is reserved for a Senior midrise tower.")
.jpg "This economical development is clad entirely in fiber cement panel siding. Stairs and railings are unobtrusive and provide transparency and a feeling of lightness. The straightforward fenestration belies a mix of 1-, 2- and 3-bedroom units.")
.jpg "Opus Restaurant, for the well-known chef Eberhard Muller, was situated in the Water Garden business park in Santa Monica, CA. Due to the automobile-only access, Grinstein/Daniels created a tapered reception kiosk for valet service. I was job captain for the project at G/D.")
.jpg "The menu featured seafood, and the design incorporated \"waves\" of texture and color. The entry and bar areas received slate flooring. The curvilinear ceiling and coves were painstakingly shaped from thin gypsum board.")
.jpg "The cove lighting and \"light struts\" were illuminated with dimmable low-voltage linear incandescents, which resulted in a pleasing glow with relatively low energy consumption and excellent bulb life. The Michael Graves-designed chairs were an excellent fit to the overall aesthetic.")
